TECHNICAL FEATURES
Construction description
This Haussmannian building has 7 superstructure floors and 5 infrastructures floors, that is partly heated (meeting rooms, offices…) and Non-heated (Parking lots, technical rooms).
The building’s ground floor is completely for commercial use and has different characteristics (envelope, systems) from the rest of the building.
At the centre of the edifice, there is a large inner courtyard with a glass-roofed atrium.

L02-L06: offices (workstations in open space and meeting rooms)

Basement (L-01-L-02): meeting rooms, technical rooms, computer area, archives
Basement (L-03-L-05): parking, technical room.
Envelope
The superstructure facade is composed of stone walls without insulation and old wooden double glazing windows. The inner courtyard has large aluminium windowed bays, bringing light into the building centre.
The ground floor non-insulated external walls are composed of concrete with an exterior cladding imitation-marble. Where old wooden shop windows surround the edifice.
The building has both a slate roof facing the street and a flat roof in concrete around the inner courtyard.
Systems
Heating: District heating (heat exchangers in the basement) + reversible heat pump
AC: reversible heat pump + refrigeration unit
Ventilation: 4 central air handling units for intake and 4 exhaust blowers for the office area located in technical rooms on the roof and on the 7th floor. There are as well additional air handlings units for non-offices use (the ground floor, the basement and the atrium).
HVAC controls: no control systems.
PLANNED ACTIVITIES
The Renovation roadmap designed for Madeleine counts with 2 packages:
The first renovation step covers a set of measures which represent a direct and important step in the renovation strategy. Most of the renovation actions covered in this package are focused on systems that need to be replaced: connection to district heating, HVAC emission systems, the control, the thermal insulation replacement of the distribution network and the central ventilation system (double flow) with a regulation. In parallel to the change of the systems, passive measures are implemented: concerning the glazed areas, improving the airtightness and the internal insulation of the envelope (to preserve the Haussmannian architecture).
The second renovation package covers the improvement of the lighting systems by changing for LED lights and installing lighting controls, the installation of PV technology on the roof (interesting for its hight energy gains potential) and reducing the DHW consumption by installing low consumption taps for example.
The goal is to try to make the office building as close to the nZEB as possible, while addressing other normative-compliant aspects, health and wellbeing, for instance.
